Woodlake Enters Phase III

According to the Governor’s Executive Order, Phase III is allowed to begin as early as this Wednesday, July 1, 2020.  Woodlake will begin the implementation of Phase III on Monday, July 6, 2020.  The reason why we are waiting until July 6, is that the guidelines set forth by the Governor still include very specific measures that must be taken to protect the health and safety of the residents and the employees.  In order to fully meet these guidelines, the association is implementing unique operational measures to allow residents to utilize as many of the amenities as practicable during Phase III.  To accomplish all that we need to do, we will be bringing back the part-time hourly employees.  We need to finalize their schedule of hours, and we need a couple of days to train them on all matters pertaining to COVID-19 – for their own protection and safety matters, as well as for entry of residents to use the amenities.  Furthermore, we have to finalize the technological provisions for residents to be able to sign up for recreational swimming and the use of the fitness center and provide the sign-up opportunity for all of these things by Friday, July 3rd.

The following programming and associated processes and procedures supersede all of the prior instruction shared for Phases I and II.  Everything that follows is also subject to change – more open or more restricted – based upon the greater environment, government action, usage, and how things are implemented.

The wearing of face coverings is still called for; and there are significant, detailed requirements that we are to take in order to screen employees who come to work and residents who come to use the amenities.   While social distancing of 6 feet in general remains in effect, the distance is 10 feet for indoor and outdoor exercise, as well as for most recreation activities.   Group gatherings are still limited in overall size, and, in some cases, limited to a percentage of the space being used. 



A waiver must be signed by each person using an amenity, each time one is attending.

Residents are asked to arrive early each time they are going to use an amenity in order to take care of the waiver or, preferably, complete it ahead of time on-line ON THE DAY OF USE.  THE WAIVER MUST BE FILLED OUT ON THE DAY OF USE in order to preserve the ability for contact tracing.

The waiver serves multiple purposes.  It ensures that residents can safely utilize the amenity, protects the Association’s liability, and provides for the ability to conduct contact tracing should anyone using an amenity be tested positive for COVID-19.

TO START Phase III, recreational swimming will be available only at the AFC outdoor pools AND by scheduled appointment only.  Residents will be limited to 2 (two) periods of time per week (TO BEGIN WITH).  This is to preserve as much opportunity for the residents to use the pools as we can.  We will continually review usage of the pools and make adjustments to their operation as we move forward.

We plan on opening a portion of the SRC pool for recreational swimming at a later date.  However, we want to examine the use of the “pool blocks” approach at the AFC before we add the SRC operation.


AFC Pool Hours of Operation

11:00 am – 7:00 pm   seven days a week

Each block of time is 90 minutes

Residents are able to sign up for two (2) blocks of time per week TO START.

The amount of space available for the pool blocks is determined by the need to maintain 10 feet of separation between those using the pool.  That determines the total number of swimmers we could have in the pool at one time and meet the guidelines.  Once that was determined, we realized that using the pool block approach provided an opportunity for guests to attend with residents, while at the same time not placing further limitations on the number of residents that can access the pool.  The number of pool blocks available doesn’t change.  The maximum number that can be in one block is arbitrary to what we believe is the maximum number of swimmers that can safely swim within the social distancing guidelines.

Residents and their guests are allowed in the same section, up to six total

For example:  One family has been allowing their children to play with their friends from Richmond and they want to take themselves and the four children to the pool.  They sign up for a pool block and they can have all six swimmers in their block.  In the end though, their friends can not come.  So, the four members of the residential family go to the pool without their non-resident friends.  This doesn’t change the fact that the pool block is theirs, nor that it cannot exceed six swimmers.  Furthermore, this fact does not change the total number of people that can be in the water based upon the 10-foot distancing requirement.

In accordance with the Governor’s guidelines, the slide and diving boards will remain closed; the mushroom will remain turned off. 


Bring Your Own Furniture / Limits on Food

No pool furniture will be provided for any pool activities.  This is to avoid the impossible challenge of keeping up with who is using/not using which pool chair(s) and the necessary cleaning that would be required, which would also take up even more available pool use time.  Small snacks and bottled water are permitted.  Small coolers are allowed if a medical/health necessity; no alcohol will be allowed; food deliveries are prohibited.  What trash a person produces, one also needs to take with them when leaving.

Reservations are for 45-minute periods and are structured on a rolling basis.  The purpose of this is so that we can provide the necessary cleaning of equipment between time slots.  While sanitization wipes will be provided, during COVID-19, it is a requirement of the association to provide actual cleaning between users.

**Masks are required while at the check-in gate and when traversing to and from the fitness center door.  Masks are not required while working out. **

Summer Tennis Camps are cancelled




The playgrounds have received fresh mulch and have been cleaned once.  However, please know that the playground equipment is NOT sanitized.  Use at one’s own risk.



Unfortunately, Summer Camps will not be able to be provided for this summer due to COVID-19 limitations.  We made every consideration to reduce camp sizes, create individual activities, and explore options.  However, we just simply cannot meet the guidelines that have been issued and believe, therefore, that it is in the best interests of the children’s health to not proceed with camps this season.  (The association does not have enough, nor can we afford, to supply separate and individual equipment for each camper to use; sanitization requirements between use by the campers is untenable; the outside space is okay; however, the inside space is not big enough to meet social distancing requirements and still have enough campers to make the camp viable.)

Because we will not be hosting Summer Camps, we are providing the following options for those families that have already reserved and paid for a spot(s) in camp.

Option 1 – Defer the reservation to hold for next summer’s camp at this year’s rate, and also to include free lunch next year

Option 2 – Defer the reservation to hold for next summer’s camp, with a refund of 75% and will have to pay next year’s rate

Option 3 – Full refund – lose reservation for next summer’s camp and will have to pay next year’s rate



Remains closed for basketball due to the 10-foot social distancing restriction and the resulting sport-equipment interactions.  Competition that involves contact with other athletes must be avoided. The basketball court will continue to be used for outdoor fitness classes.

The trails have never been closed; however, many users are still not following the proper safety protocols.  It should be noted that everyone should have a mask available to them and wear it when approaching another user.  Also, as you approach someone else using the trail, both parties need to recognize the need to social distance as you pass one another – as much as is practical – along the trail. This is particularly the case if one is biking on the trails.  Bikers, please remember that walkers have the right-of-way; bikes approach quickly and sometimes from behind walkers.  Please be respectful and recognize that some of your fellow residents are in high-risk groups and/or may have heightened concerns about interacting with other people – all the while having to engage in much needed outdoor exercise and activity. Additional signage has been provided at certain locations along the trail to remind everyone of the need to respect social distancing.
