WHAT ??
The association of members together own over 400 acres of land in the community that is
not owned by an individual it is commonly owned property. It is this
property that the Community Association, as the legal entity, owns and maintains for its
members.WHERE ??
Much of the common property is in wooded buffers between neighborhoods and around the
edges of neighborhoods. Bike trails and tot lots are
all located on common property, as are other amenities such as the pavilion and boat house, boat
mooring areas, the WCA Office and the maintenance compound.
WHY ??
In the development of Woodlake, the designation of common properties preserved much of the
"green space" present in the community today. These natural areas, much of it
beautifully wooded, provide habitat for wildlife and birds, privacy for back yards, shade,
and beauty in all seasons.
MAINTENANCE ??
The Community Association maintains the common properties. Areas that are grassy are mowed
periodically. Areas that are wooded are not disturbed except for removal of dead trees.
Highly visible common properties, such as neighborhood entrance areas, the community
entrance, and public use areas such as the pavilion, are highly maintained and landscaped.
Private property owners may not incorporate adjacent common
properties into their yards, either by landscaping or by personal use (fencing in, storage
sheds, gardens). Property owners are also asked not to use the common properties as
dumping grounds for yard debris. |
